About the CVF8 Road Association
The Association is constituted as an apolitical organization of nonprofit nature, aiming to seek for the welfare of the neighbors of Cinco Ventanas and Phase Eight of Ojochal de Osa and to integrate them.
Our History
Our community began in the early 1950s, well before the Costanera Highway existed. The area was developed over many years and now we support approximately 225 lots with homes on approximately 25% of them.
In 2022, our association was created so that we could function as a community to maintain better roads and a communal environment. The association is formally called: "Asociacion Pro Bienestar E Integracion de los Vecinos de Cinco Ventanas & Fase Ocho de Ojochal de Osa." Long name...but we affectionately refer to it as the Cinco Ventanas Fase 8 (CVF8) Association.
The Association
The CVF8 association is a registered, legal non-profit Costa Rican association that maintains 12 kilometers of roads directly off the Costanera, serving approximately 230 properties. We are a voluntary association, relying 100% on community participation to raise funds for road maintenance and repair. In Costa Rica, there are insufficient tax dollars available for municipalities to maintain peripheral roads and infrastructure.
Association quotas are based on the distance of road traveled to get to your home. When construction for a house or structure, or any earth movement happens on your lot, we request a development impact fee to offset the cumulative truck and heavy equipment damage of our roads. Any of the board members will be happy to provide further information on the fee structure and payment options.
Your contributions are invaluable to creating safe and well maintained roads within our (and your) community. These allow us to conduct water erosion management and road safety measures on an ongoing basis. Heavy equipment road maintenance and repairs are conducted twice a year with the major renovation occurring at the beginning of every dry season.
Most new owners are not only looking for an ocean view home or a property with privacy, but are also looking for a community to join. From retirees who would like to find neighbors with similar interests, to families with younger children, our community has a lot to offer with regularly scheduled member Assemblies, Community Committee forums, social get-togethers, and flora and fauna educational meetings.
