Important Buyer info for Real Estate Listings or Purchases in Cinco Ventanas, VDP Phase 8,

Las Brisas de Ventanas, and Ballena Views property developments.

Dear Real Estate Professional,

As an introduction, we would like to inform you about our legal, non-profit Costa Rican Association that maintains 12 kilometers of roads directly off the Costanera serving approximately 230 properties. Water erosion management and road safety measures are conducted on an ongoing basis. Heavy equipment road maintenance and repairs are conducted twice a year with the major renovation occurring at the beginning of every dry season. Many recent purchasers of homes in our neighborhood have noted that the superior year round condition of our road network was a primary factor in their purchase decision.

Most purchasers are not only looking for an ocean view home or a property with privacy, but are also looking for a community to join. From retirees who would like to find neighbors with similar interests, to families with younger children, our community has a lot to offer with regularly scheduled member Assemblies, Community Committee forums, social get-togethers and flora and fauna educational meetings.

To give you the tools to get top dollar for your listing or to help your clients choose the perfect property, we can assist you with the following:

  • A detailed map of our road network and the properties we serve in our domain

  • A water management "best practices" list for property water management and erosion control

  • A digital "Welcome Basket" that includes local information, important phone numbers and orientation information for new buyers

  • Voluntary road contribution information for a specific property:

    • Undeveloped lot contributions are a flat $100/year

    • Developed lot (under construction or existing home) contributions are determined by distance from the Costanera highway and currently range from US$60-600/year per property

    • If development begins on an undeveloped lot, there is a one-time construction impact fee to mitigate road damage caused by heavy equipment and trucks

If you would like to obtain any of the above information for a current or future client, or if there is any further assistance we can provide, please do not hesitate to contact us.

We have the following documents available:

  • Map

  • Lot quotas

  • Water management "best practices" list
